Full property renovation
When a property needs more than one job — a tired ex-rental, a probate purchase or an HMO conversion — we take it from strip-out to ready-to-let under a single contract, folding in the retrofit that gets it to EPC C.
What it is
A coordinated whole-house refurbishment — structural repairs, damp, rewiring, plumbing and heating, plastering, kitchen and bathroom, decoration and flooring — planned alongside the insulation and heating measures so the property comes out compliant and efficient in one go.
Why it matters for landlords
Doing everything in one programme is cheaper and faster than piecemeal trades, avoids repeated voids, and lets us sequence the retrofit correctly — fabric and damp first, then services and finishes — so nothing is undone later.
Which properties suit it
Newly bought stock, end-of-tenancy tired properties, HMO conversions and homes a long way from EPC C that need work anyway. We survey, price a schedule of works and manage it to completion.
What's included
Survey and schedule of works, all trades under one roof, the retrofit measures with grants applied for, building control where needed, and a handover pack of certificates and an EPC.
How we do it
One project manager, our own accredited trades, a PAS 2035-coordinated retrofit within the wider refurb, and a documented, photographed handover for your compliance file and any future sale.
Common questions
Can you do the retrofit and the refurb together?
Yes — that is the point; combining them is cheaper and gets the sequencing right.
Do you manage building control?
Yes, we handle notifications and completion certificates where the work requires them.
Will I get one price?
Yes, a single schedule of works and price, from our own book.
Can you spec it for sale as well as re-let?
Yes, we can spec the work for re-let or for sale, whichever you are planning.
