Bathroom refurbishment

A fresh, hard-wearing bathroom is one of the first things tenants notice and inspectors mark down. We refit rental bathrooms to a landlord spec — built to last, easy to clean, and turned around quickly between lets.

What it is

A full or partial bathroom refit — new suite, taps, shower, tiling, flooring, extractor and any pipework or electrics — specified for rental durability rather than fashion. We can do a like-for-like replacement of a tired suite or a full strip-out and re-plan.

Why it matters for landlords

Bathrooms and kitchens drive letting decisions and rent levels, and a leaking or mouldy bathroom leads to complaints, disrepair claims and voids. A properly ventilated, sealed bathroom also protects the fabric you have insulated.

Any rental with a dated, damaged or poorly ventilated bathroom, or an HMO that needs extra or upgraded facilities. We advise on layout, waterproofing and the right level of spec for the rent the property commands.

One team from strip-out to snagging, coordinated with any retrofit so ventilation and wall insulation are handled together. We work to tight void timescales and hand back a clean, photographed, ready-to-let room.

How long does a bathroom take?

A straightforward refit is usually three to five working days; a full re-plan a little longer.

Can you do it between tenancies?

Yes — that is how we schedule most rental bathrooms, in the void so there is no disruption to a sitting tenant.

Do you handle the plumbing and electrics too?

Yes, one team covers plumbing, electrics, tiling and decorating, so there is no coordinating trades yourself.

Will it help with damp and mould?

A correctly sized extractor and proper sealing make a big difference; where there is a wider damp problem we deal with the cause first.
