Conservatory roof insulation

A conservatory that is freezing in winter and an oven in summer is wasted floor space in a rented home. An insulated roof makes it a proper room — but the effect on your EPC depends on how it is connected to the house, so we tell you that before you spend.

What it is

Replacing a polycarbonate or glass conservatory roof with a lightweight insulated solid roof — a tiled or panelled system with insulation between the rafters and a plastered ceiling inside — or, as a lower-cost option, fitting insulated panels beneath the existing roof. The solid-roof route is the one we recommend where the frames and base can carry it, because it also solves the summer overheating and the noise of rain.

Why it matters for 2030

Here the honest answer matters. If a conservatory is separated from the house by external-quality doors it is excluded from the EPC entirely, so insulating its roof adds nothing to your rating. If the doors have been removed and the conservatory is open to the house, it counts as part of the heated floor area and its poor roof and glazing drag the rating down — in that case an insulated roof genuinely helps. We check which situation applies before recommending anything, and we say so if the work will improve the room but not the certificate.

Which homes suit it

Rented houses with a conservatory that is open-plan to the kitchen or living room, or where the landlord wants to make an unusable conservatory into lettable space. The existing frames, base and foundations must be adequate for the extra weight; we survey them and advise on strengthening if needed. Where a conservatory is separated by doors and the EPC is the only concern, we will steer you to measures that actually move the rating.

Grants and rules that apply

Conservatory roof replacement is not a grant-funded measure under the Warm Homes: Local Grant or ECO4. A solid roof on a conservatory is normally a Building Regulations matter (structure, thermal performance and, in some cases, ventilation), and we handle the notification and certificate. Planning permission is rarely needed but is checked for every property. The grants page covers what is funded.

Because the work is confined to the conservatory, the tenant stays in place. You get a fixed price from our own price book, with the EPC effect stated clearly in the plan.

Common questions

Will an insulated conservatory roof improve my EPC?

Only if the conservatory is open to the house and counted in the assessment. If it is separated by external-quality doors it is excluded from the EPC and the roof makes no difference to the rating.

Does it need Building Regulations approval?

Usually yes for a solid roof, because it changes the structure and the thermal element. We arrange the notification and supply the completion certificate.
