What it is

Sealing the unwanted gaps around openings and junctions: door and window edges, letterboxes and keyholes, loft hatches, gaps at skirtings and floorboards, and redundant vents. It is careful, targeted air-tightness work — not blocking the ventilation a home genuinely needs, but stopping the leaks that waste heat.

Why it matters for 2030

Air leakage is one of the cheapest things to fix and it improves the airtightness that feeds into the fabric side of the reformed EPC. On its own it rarely moves a band, but combined with loft and wall insulation it removes the draughts that make a "warm" home still feel cold, and it protects the value of everything else you fit.

Which homes suit it

Every home benefits, and older properties with single-glazed or timber windows, suspended floors and open chimneys benefit most. The one rule is balance: we seal leaks while keeping proper background and extract ventilation, so the home stays healthy — see ventilation. It is ideal quick-win work at a change of tenancy.

Grants that apply

Draught-proofing is a recognised minor measure under the Warm Homes: Local Grant and ECO4 (to 31 December 2026), usually bundled with insulation, and zero-rated for VAT until 31 March 2027. Any spend counts towards your £10,000 cost cap. See the grants page.
