What it is

The right combination of extract and background ventilation for the home: humidity-sensing extractor fans in kitchens and bathrooms, trickle vents where needed, and — for homes prone to condensation — a positive input ventilation (PIV) unit that gently keeps drier air moving through the property. It is designed as part of the retrofit, not bolted on afterwards.

Why it matters for 2030

Insulating and draught-proofing a home makes it more airtight, and an airtight home without adequate ventilation grows condensation and mould. Under the Renters' Rights Act and the reformed Decent Homes Standard, damp and mould are enforceable failings, so ventilation is not optional — it is what makes the rest of the work safe and durable. PAS 2035 requires it to be considered on every retrofit.

Which homes suit it

Any property having insulation or draught-proofing done, and especially homes with a history of condensation, black mould on cold walls, or tenants drying washing indoors. We size ventilation to the specific home rather than fitting a token fan, so you meet your obligations and the tenant gets healthy air.

Grants that apply

Ventilation is funded as an ancillary measure alongside insulation under the Warm Homes: Local Grant and ECO4 (to 31 December 2026) where it is required to make the main measure safe. VAT on energy-saving installation is zero-rated until 31 March 2027. See the grants page.
