How to improve an EPC rating
The reliable way to reach band C is a fabric-first ladder: insulate and seal the building before you spend on heating or generation. Here is the order we work in, and why it costs the least.
Why fabric first
A warm building shell does two things at once: it adds the most EPC points per pound, and it is now the core of the 2030 standard's Fabric Performance metric. Spend on the shell before the heating and you spend less overall — heating a leaky home is throwing money out through the roof and walls. The wider picture is in the complete guide.
Step 1 — Loft and draughts
Start at the top and the gaps. Loft insulation to 270mm and draught-proofing are the cheapest measures and among the biggest single point-gains, usually fitted in a day with no disruption to the tenant.
Step 2 — Walls
Walls are the largest heat-loss surface. Where the property has a suitable cavity, cavity wall insulation is quick and cost-effective. Solid-wall homes — common in inner Greater Manchester — need internal or external wall insulation, a bigger job with a bigger gain.
Step 3 — Floors, glazing and ventilation
Depending on the property, underfloor insulation, better glazing via windows and doors, and correct ventilation finish the shell. Ventilation matters: a well-sealed home needs controlled airflow so you never trade warmth for damp.
Step 4 — Heating and generation
With the fabric sound, efficient heating and generation add the final points: heating controls, an air source heat pump (with the £7,500 grant), or solar PV. Under the new metric a fossil-fuel system caps the heating route at band D, so strong fabric plus the smart-readiness route is often the cleanest path — an assessment shows which.

What adds the most EPC points cheaply?
On most homes, loft insulation and draught-proofing — low cost, quick, and often grant-funded.
Do I need a heat pump to reach C?
Not necessarily. Strong fabric plus the smart-readiness route can reach C with an efficient existing system; a heat pump is one option, not a requirement.
Will insulation cause damp?
Not when ventilation is designed in. We handle airflow, eaves and any downlights so a warmer home stays a dry one.
Can the work be done with tenants in place?
Most measures can, with minimal disruption. We plan timing around the tenancy and, where needed, void periods.
